Fridge leaking water inside or underneath
Water pooling on the base of a commercial fridge, or spreading across the floor beneath it, is usually a drainage or seal fault rather than a sign the compressor is failing. Here's how to work out what's happening before you pick up the phone.
Quick answer
Water inside a commercial fridge cabinet, or underneath the unit, almost always traces back to one of a handful of faults. Working through them in order saves an engineer callout for something you can fix in five minutes.
- A blocked or frozen condensate drain, so water backs up inside the cabinet instead of running away.
- A perished or split door seal, letting warm kitchen air in to condense on cold surfaces.
- An overflowing or cracked evaporation tray underneath the unit, often knocked out of position during cleaning.
- Ice building up on the evaporator coil that melts faster than the drain can clear during defrost.
- A disconnected or kinked drain pipe running from the cabinet down to the drip tray.
If the leak keeps returning after you've cleared the obvious causes, or the fridge is struggling to hold temperature as well as leaking, book a proper refrigeration repair rather than mopping up daily.
What to do before calling an engineer
A few checks take minutes and often solve the problem outright, or at least tell the engineer exactly what to bring.
- Run a finger round the door seal. Look for splits, flattened sections, or gaps where it's pulled away from the door frame. A failed seal is a cheap, fast fix.
- Clear the drain channel at the back or base of the cabinet. Food debris and mould are the most common blockage, and a bottle brush and warm water usually shift it.
- Check the drip tray underneath the unit. Confirm it's sitting square, isn't cracked, and hasn't already overflowed onto the floor.
- Look inside for ice on the evaporator coil or back panel. A heavy build up points to a defrost timer or heater fault rather than a simple blockage.
- Note when the leak happens. Constant dripping, leaking only during defrost, or leaking only after the door's been open a while all point to different faults.
⚠️When to call immediately
Some leaks are a housekeeping nuisance. Others are a food safety or electrical risk that needs an engineer straight away.
- Water is pooling near sockets, cables, or the compressor housing.
- Stored food has been above 8°C for more than a couple of hours, which breaches your HACCP critical control points.
- You notice a sharp or sweet chemical smell alongside the leak, which could indicate a refrigerant issue covered under F-Gas regulations and needs a qualified engineer, not a DIY fix.
- The floor is flooding faster than a bucket can keep up.
- The unit still won't hold temperature once the leak is dealt with.

Why is water collecting at the bottom of my fridge?
Usually a blocked condensate drain hole inside the cabinet. Debris or mould stops water reaching the drain pan underneath, so it pools on the base instead. Clearing the drain channel with warm water solves most cases.
Is a leaking fridge dangerous?
It can be, if water reaches electrical components or the leak points to a refrigerant fault. It's also a food safety risk if the underlying cause is affecting cabinet temperature, since stock can drift out of safe limits without you noticing straight away.
Can I fix a leaking commercial fridge myself?
Simple fixes like clearing a drain channel, repositioning a drip tray, or replacing a worn door seal are safe to do yourself. Anything involving the evaporator coil, defrost heater, or refrigerant circuit needs a qualified engineer.
Why does my fridge only leak during defrost?
This points to melted frost from the evaporator overwhelming a partially blocked drain, or a defrost heater running for too long. Both are common on older units and worth having checked before ice builds up further.
How often should commercial fridges be serviced to prevent leaks?
Twice yearly as a minimum, with door seals and drains checked at every visit. Kitchens running high humidity or heavy door traffic often benefit from quarterly checks to catch seal wear before it causes condensation problems.
